Fundamental Commissioning

Located in Lexington Park, Maryland, Hilton’s Home2 Suites is as 67,000 square foot extended stay hotel. The building was designed and constructed to obtain LEED certification for new construction. As a result of exceptional cooperation between the commissioning team and Eneractive, seven corrective action items for Pre-Functional Performance Testing and 18 corrective action items for Functional Performance Testing were found.

A major discrepancy found was that the sequence of operations included in the mechanical specifications referenced air handling unit automatic controls at a central BAS. These sequences included space CO2 demand ventilation control. However, during the construction phase, the owner decided to limit BAS controls to the PTAC units in guest rooms. The changes were incorporated in the as-built mechanical drawings, and the mechanical sequence of operations was updated to match the control strategy implemented on the project.
