Retro-Commissioning

As part of a continuing effort to identify opportunities for energy conservation, Eneractive was contracted by Tishman Speyer to perform a detailed retro-commissioning project at the Chrysler Building in Manhattan, New York. The team was tasked with: determining operational and maintenance issues which negatively impacted the building’s energy consumption; identifying ECOs, and providing an economic analysis of each issue and ECO to assist in prioritization and budgeting.

The project uncovered 113 issues, 23 of which were energy related. Additionally, two global optimization opportunities were identified, representing over $228,000 in annual savings.

ACHIEVEMENTS

- Reduction of annual site energy consumption by 530,000 kWh and 4900 Mlbs of steam

- Simple payback of 0.35 years
